I chose this condo as my property of the week because of its location, its view, and its upgraded interior. It’s fairly simple to find a property with 1 or 2 out of those 3, but finding a property with all of these attributes isn’t easy.

  • It’s located in the heart of the Dana Point Lantern District, with great access to shops and restaurants
  • As you can see from the balcony view, the beach isn’t too far away either
  • The interior upgrades are spectacular–no shortcuts taken with building materials or finishings
  • The HOA dues are reasonable ($235/month)
  • Would be great as a rental unit, a vacation home, or a primary residence

This is one of the most well-appointed townhouses I’ve seen in a while. And it’s walking distance to the Lantern District in Dana Point!

Here’s why I think this is a great buy:

  • The upgrades are fantastic. No work needs to be done here. This one is move-in ready
  • At $334/square foot, it’s priced well. Other properties in the Sea Ridge community have been around $400/square foot in the past year (and those properties were not as nicely remodeled as this one)
  • Like I said, it’s walking distance to the newly renovated Lantern District, and it’s close to the Dana Point Harbor and Doheny Beach
  • It’s big for a townhouse and, unlike many townhomes, it includes a 2-car attached garage
  • There’s an upper level patio with ocean views

  • This area is undergoing some awesome renovations. Phase 1 is complete and Phase 2 is coming soon. Plus, renovations to the Harbor are on the way
  • With all the renovations in the area, this property (and any property in the Lantern District) should be a great long-term investment
  • The property has 2 master bedrooms, hardwood floors throughout, and an upgraded kitchen (stainless steel appliances, granite counters)
  • There are 2 garage spaces, which is important because parking in this area can be tight

Here’s why I think this is a great buy:

  • Location, location, location: It’s walking distance to the recently renovated Lantern District, Doheny State Beach, and Dana Point Harbor. There aren’t many homes that are truly walking distance to all those amenities
  • With Harbor renovations starting soon, this area is going to be even more desirable for full-time residents and renters alike
  • Because this area is so desirable, the inventory is low. You won’t see many properties come up for sale
  • The price per square foot ($409.60) is relatively low compared to other units that have sold in the past year
  • The unit has private decks on both floors and private, covered parking for 2 cars (this is great because parking in this area will get tougher as the renovations continue and more people visit)
  • HOAs are steep ($449), BUT they include cable TV (this is rare), water, sewer, and trash
  • The inside needs some updating, but I see that as an opportunity to make this place your own. The location can’t be beat, so it’s all about focusing on renovating to your taste
  • If you’re an investor, the projected rent for this unit would be about $2,300, which should more than cover mortgage and other expenses
