150 Avenida Serra

This week’s listing is a charming 1950s cottage right in the heart of San Clemente.

150 Avenida Serra
3 bed, 3 bath
1,400 square feet
$750,000

home 1 home 2 home 3 home 4

Here’s why I think this is a great buy:

  • Even though it was built in 1957, it has modern-day amenities like a 2-car garage, a reasonably sized backyard, and 1400 square feet of living space
  • The home has so many authentic touches, from the vaulted ceilings to the custom tile work in the kitchen
  • The location is great–right next to Del Mar street, walking distance to the beach and train station, and a short drive to the freeway for commuting in and out of town
  • $535/square foot is not a bad price at all for being in central San Clemente
  • No HOA or Mello Roos

38 Songbird Lane

This week’s listing is in Aliso Viejo, just over the hill from Laguna Beach!

38 Songbird Lane
3 bed, 3 bath
1,500 square feet
$629,900

Here’s why I think this is a great buy:

  • It’s move-in ready, with tens of thousands of upgrades done by the current owners, including a beautifully remodeled stone fireplace, soapstone countertops, and custom-designed bathrooms
  • It’s just 4.5 miles to Main Beach in Laguna Beach and has easy access to both the 133 and 73 toll roads for easy commuting
  • The Seacrest Heights neighborhood is adjacent to both the Laguna Wilderness and the Aliso Woods Canyon Wilderness, with miles and miles of walking, hiking, and biking trails
  • The price is great at $420/square feet

32012 Paseo de Alessandro

What’s so great about this week’s property is the community. Sun Ranch and Peppertree Bend properties are in short supply and don’t come on the market very often–for good reason. They’re tucked away along a ridgeline that separates San Juan Capistrano and Laguna Niguel, and each property is unique and on a large lot. This one won’t last long!

32012 Paseo de Alessandro
5 bed, 3.5 bath
2,613 square feet
$949,000

home 1home 2

Here’s why I think this is a great buy:

  • Like I said, the location is great. It’s close to just about everything–the San Juan Mission, Dana Point Harbor, local beaches, and tons of trails for outdoor enthusiasts
  • The property itself has some great features: wraparound yard, koi pond, basketball court
  • At under $1M and $363/square foot, this is a tremendous value for a family looking for peace and quiet, along with close proximity to attractions

Orange County real estate in 2016

With another year to add to the history books, it’s time to look ahead at what to expect in 2016 for our local real estate markets. In their 2016 California Economic and Market Forecast Report, the California Association of Realtors projects modest but continued improvements to our local housing markets.  Here are a few highlights:

  • Forecast sees an increase in existing home sales of 6.3 percent next year
  • Projects increase in U.S. GDP of 2.7 percent in 2016, after a projected gain of 2.4 percent in 2015
  • The State’s unemployment rate should decrease to 5.5 percent in 2016 from 6.3 percent in 2015 and 7.5 percent in 2014
  • 30-year, fixed mortgage interest rate averages will rise only slightly to 4.5 percent but will still remain at historically low levels
  • Median home prices in CA are schedules to increase 3.2 percent to $491,300 in 2016

2016 will also be unique in that there are some pretty significant wildcards to expect that could change the local real estate market trajectory. For example, the 2016 Presidential election and other things like El Niño and/or the water shortage could impact things significantly.  However, the general consensus from the California Association of Realtors is that we should expect a mild slowdown, but still solid market growth in 2016.
