  • The cap rate is 4.52%, which is above average for the area (cap rate is yearly income divided by purchase price)
  • Both units get one garage space, in addition to driveway parking. This is a big deal since street parking can be tough in this area, especially during summer

  • Kit Hill is a very desirable neighborhood in Laguna Niguel
  • The house is in a cul de sac, with a neighbor on only one side–great privacy!
  • It backs up to the regional park, which offers lots of nature activities
  • The HOA fees are only $101/month
  • Nearby Aliso Viejo Middle School and Aliso Niguel High School are rated 9 and 10, respectively

Two great deals: 26435 Paseo Pamela & 2501 S El Camino Real #119

I couldn’t decide between 2 properties for my listing of the week, so I figured why not share both? They’re priced great for the area and would be perfect starter homes or investment properties.

Here’s why I think this is a great buy:

  • Because it was built back in 1973 and needs a lot of updating, it’s priced very competitively at $269/square foot. It’s pretty hard to find anything under $300/square foot in south Orange County

  • It’s close to historical old town San Juan Capistrano with lots of restaurants and shopping
  • The complex has a pool and other amenities (HOA fee is $252/month)

Here’s why I think this is a great buy:

  • Like the first property, it’s under $300/square foot (it’s $298/square foot)
  • It’s also a ground floor unit and it’s a single-level
  • It’s close to the golf course (there’s a direct view of Hole 6), and it’s walking distance to world-famous Trestles Beach
  • It’s been updated (so it doesn’t need as much work as the first property)
  • The complex has a pool, spa, clubhouse, and other amenities (HOA fee is $325/month)
